How to read it

The auction value is the one set in the notice, not the market price. The debt is everything claimed from the debtor: principal, interest and costs.

What happens if nobody bids at a Spanish court auction?
In proceedings started from 3 April 2025, if the auction gets no bids the debtor can name someone to take the property for at least 50% of the auction value, or for what settles the debt with a 40% floor. In earlier ones, the creditor could ask for the award: for a main home, at 70%, or 60% if less was owed.
Does it change if it is the main home?
Since 3 April 2025, not for an auction with no bids: the threshold is the same for any property. Before, the creditor had to take a main home at 70% of the auction value, or 60% if less was owed.
